A Couple of Options

If it turns out that your water heater can’t be repaired, you’ll need to pick out a new one. There are two main categories of water heaters that you can pick from for a residential application—a tank-type water heater, and a tankless model. The tank style is the traditional option, and it features a large tank of around 50 gallons of water that is kept hot and ready for you to use. If the water heater you are replacing is an old one, it’s almost certainly a tank-type heater.

The alternative is a tankless water heater, and there are a couple of major selling points for this option. For one thing, a tankless water heater doesn’t run out of hot water because it is continually producing more as you use it unlike a tank, which will gradually run out of hot water supply until you give it a chance to recover. Also, tankless water heaters typically use less energy, and they take up less space in your garage (or other space).

Hot Water Heater Shutdown Instructions:

Gas: Twist the dial on the top of the thermostat from the ON to the OFF position. Electric: Switch the circuit breaker for the water heater to the OFF position.
Turn the handle on the water valve CLOCKWISE until it stops. If the water does not stop, turn off the main water valve for the entire house.
Attach a hose to the drain valve at the bottom of the tank. Run the other end of the hose to a lower place where you can drain rusty, hot water without causing damage. Open a hot water faucet in the house to let air into the tank.
Flip handle so it is sticking straight out or up. (CAUTION: Scalding hot water).
